CPM specialises in, and is dedicated to, the management of residential blocks and estates throughout the Greater London area.
Our management portfolio ranges from as small as 10 units to a luxury gated estate in Kensington, comprising 293 flats and town houses and 300 underground car spaces. With 12 different blocks and 16 separate cost centres in one estate, such complexity is our forte.

Whilst the majority of our clients are Residents' Management Companies ('RMCs'), we also manage for developers, property investment companies and individual block owning investors.
A Personalised Service
Our services are tailored to the requirements of the individual client and can be as extensive or as brief as required. They will, however, be a personal service to you.
Arrears collection can be a very difficult area, but CPM achieves very good results with a combination of interest charges (where the lease so allows), 14 day letters, 7 day letters, legal action for debt as well as direct telephone and e-mail contact.
Clear fees calculations, no sneaky surprises
Fees are based on a number of factors, but include the type and variety of the leases at a particular property; the nature and locality of the property; whether there is a reserve fund; the level of services requested; the level of additional reporting required etc. and the complexity of the property, i.e. number of individual blocks or cost centres.
With the exception of an administration fee for major work, i.e. those falling within the consultation regulations; attendance at court or the LVT; and licence fees, which are borne by the licencee, CPM's management fee is all encompassing. This is contrary to the practice of many managing agents who charge numerous additional fees.

Transparency
CPM aims to be as transparent as possible in it's dealings with leaseholders/owners and clients alike, having full regard to Landlord & Tenant Act and subsequent legislation.
Fully detailed Quarterly Management Accounts (agents reports) are automatically produced which set out all tenencies with charges due and monies received and all expenses paid, summarised by expense type, with every transaction being shown and dated.
From the Quarterly Management Accounts, full Landlord & Tenant Act Service Charge Trust Fund accounts are prepared, including a Balance Sheet.
Capital Property Management does not undertake Company Secretarial duties as we believe that under certain circumstances, this can lead to a conflict of interest.
Confidentiality
CPM is a founder member of ARMA, the Association of Residential Managing Agents. CPM is also registered with the Data Protection Registrar and is authorised by the FSA, the Financial Services Authority, to undertake general insurance business.
CPM has full Professional Indemnity insurance, including fidelity guarantee cover.
